The short version

  • Parking Boss is a reasonable choice; compare on your must-haves, not on a feature list.
  • Decide between decals plus digital permits or plate-only permits before you compare products.
  • Ask every vendor for a written price for your unit count; most don't publish one.

The short answer

getParkFlow publishes this guide and is one of the products in it. We say where each product fits best, including where another one fits better than ours, and every fact about another company links to its source at the end.

Communities usually compare alternatives to Parking Boss for a handful of reasons: they want to see a price before a call, they'd rather check plates than look for decals, they want residents to have an app, or they want visitors to pay by scanning a QR code. If none of those apply to you, Parking Boss may already be the right fit.

What Parking Boss offers

Parking Boss, from Community Boss, is built for apartments, condos, HOAs and student housing. Directory listings describe it as fully web-based with no resident app, combining Smart Decal stickers with digital permits, a passcode-protected guest registration page, paid guest parking as an option, and violation tracking. Its prices aren't published; directories list starting prices from $99 to $295 a month.

getParkFlow: self-serve setup with published prices

The plate is the permit: there are no decals, and staff or a towing partner check any plate from a phone. Residents and owners keep their cars current and create guest passes within the limits you set, on the web or in the Android app, with an iPhone app coming to the App Store. Visitors can scan a QR sign and pay by card. You can map the lot yourself or upload a site plan for the AI to draft.

Pro, at $199 a month with unlimited spaces, is the plan most apartment communities and HOAs use, and Starter at $79 a month covers one level of up to 200 spaces. Both are free for 14 days with no card.

getParkFlow does not connect to Yardi, Entrata or RealPage (it imports and exports residents by spreadsheet instead), does not run license plate recognition cameras, and is available in the United States only.

04

The other alternatives

ParkM covers resident registration, digital guest permits and enforcement, either by the property or through a towing partner; a vendor directory profile says it costs the property nothing and has no contract. ApartmentPermits registers guests online by plate, supports paid guest models such as overnight charges, and imports from Entrata and Yardi. Reliant Parking offers tiered permits and guest pass monetization with integration guides for Yardi, Entrata and RealPage, priced by quote with no upfront implementation cost. SimplyPermits focuses on condo and HOA permit programs, with permit durations, pricing and stall assignments you configure.

Switching before 2027

Switching parking systems is mostly a resident-communication project. Plan it so there is never a week when nobody knows which list is current.

  • Export your current residents, plates and spaces to a spreadsheet before you cancel anything.
  • Run the new system alongside the old one for two to four weeks.
  • Tell residents the switch date, what changes for them and how to register guests, 30 days ahead.
  • Give your towing partner access to the new plate lookup before the switch date.
  • Check your current contract's notice period, so the old system ends after the new one is running.

Common questions

What are the best Parking Boss alternatives?

The main alternatives for apartments and HOAs are getParkFlow, ParkM, ApartmentPermits, Reliant Parking and SimplyPermits. getParkFlow suits self-serve setup with published prices, ApartmentPermits and Reliant Parking suit communities that need a property-management-system integration, and SimplyPermits suits condo and HOA permit programs.

How much does Parking Boss cost?

Parking Boss doesn't publish prices on its site. Software directories list starting prices from $99 a month (SourceForge) to $295 a month (GetApp), so ask for a written quote for your unit count.

Is there a Parking Boss alternative without parking decals?

Yes. getParkFlow and ApartmentPermits use plate-based digital permits, so staff or a towing partner check the license plate instead of looking for a sticker.

How do you switch from Parking Boss to another system?

Export residents, plates and spaces to a spreadsheet first, run the new system alongside the old one for two to four weeks, tell residents the switch date 30 days ahead, and give your towing partner access to the new plate lookup before the old contract ends.
