The short version
- Register guests by plate, not by a hang tag that can be handed around.
- Every guest pass needs an end time and a limit you set, so overstays are easy to spot.
- If you run Yardi, Entrata or RealPage and want residents synced, shortlist a product that integrates.
- Most vendors in this category quote prices on a call; getParkFlow publishes its prices.
The short answer
getParkFlow publishes this guide and is one of the products in it. We say where each product fits best, including where another one fits better than ours, and every fact about another company links to its source at the end.
Start with how your guests should register. Some apps let residents create guest passes from their own phone; others let guests register themselves on a web page, sometimes with a passcode; some do both. Then decide whether guest parking should stay free, be free up to a limit, or bring in money. Those two choices rule out most of the field before you look at price.
| Product | Best for | How guests register | Paid guest parking | Published pricing |
|---|---|---|---|---|
| getParkFlow | Small and mid-size communities that want to set up on their own | Residents create passes on their phone (Pro); visitors scan a QR sign | Yes, card payments through Stripe | Yes: $79, $199 or $499 a month; 14-day free trial |
| Parking Boss | Apartments, condos and HOAs that want decals plus digital permits | Web-based guest registration with a passcode option; no resident app to download | Yes, listed as an option | Not on its site; directories list $99 to $295 a month |
| ParkM | Communities that want resident registration and towing-partner enforcement | Digital guest permits | Set by each property | Not published; a directory profile says residents enroll free |
| ApartmentPermits | Communities that want paid guest models and Yardi or Entrata imports | Guests register online by plate; no app needed | Yes, such as free first day or overnight charges | Not published |
| Reliant Parking | Portfolios that want PMS integrations and tiered permits | Through Reliant's app | Yes, guest pass monetization | Quote only; no upfront implementation cost |
How to choose a guest parking app
Judge every app on the same six questions. Ask each vendor to show you the answer in a live demo or a trial, not on a slide.
- Plate first: is each guest pass tied to a license plate that staff can look up?
- Limits: can you set how long a pass lasts and how many passes a unit can hold at once?
- Who registers: residents, guests, or both, and does anyone need to download an app?
- Money: can you charge for guest parking, and who pays the processing and platform fees?
- Enforcement: can your towing partner check plates without seeing more resident data than they need?
- Fit with your systems: do you need a Yardi, Entrata or RealPage integration, or is a spreadsheet import enough?
getParkFlow: for communities that want to set it up themselves
On the Pro plan, residents create guest passes from their phone. The manager sets the longest a pass can last (anywhere from 15 minutes to 7 days) and how many active passes each resident can hold (1 to 10), and every pass ends on its own. Visitors without a resident host scan a QR sign and pay by card, with no app to download. Security staff and towing partners check any plate from a phone and see whether it has a current pass, an assigned space, or nothing.
Pricing is published: Starter is $79 a month for one level of up to 200 spaces, Pro is $199 a month with unlimited spaces and the resident portal, and Enterprise is $499 a month for several locations. Paid parking carries a 10% platform fee. Starter and Pro are free for 14 days with no card.
getParkFlow does not connect to Yardi, Entrata or RealPage (it imports and exports residents by spreadsheet instead), does not run license plate recognition cameras, and is available in the United States only.
Parking Boss: decals plus digital permits
Parking Boss, from Community Boss, serves apartments, condos, HOAs and student housing. Directory listings describe a fully web-based system with no resident app to download, Smart Decal stickers alongside digital permits, a passcode-protected guest registration page, and an option to charge for guest parking.
Parking Boss does not publish prices on the pages we found. Software directories list starting prices from $99 a month (SourceForge) to $295 a month (GetApp), so ask for a quote for your unit count.
ParkM: registration and towing-partner enforcement
ParkM handles resident vehicle registration, digital guest permits and enforcement, and a property can enforce on its own or with a towing partner. A vendor directory profile says current residents enroll free, it costs the property nothing, and there is no contract, with 30 days' notice to cancel. That is the vendor's own marketing claim; confirm the terms in writing.
ApartmentPermits: paid guest models and Yardi or Entrata imports
Guests register online by license plate with no physical pass and no app. Managers can cap permits per unit, and ApartmentPermits describes paid guest models such as the first 24 hours free and a daily rate after that, or free daytime parking with an overnight charge. It says it can import resident data from Entrata and Yardi. Pricing isn't published.
Reliant Parking: integrations and tiered permits
Reliant Parking offers guest pass monetization, tiered permit pricing and rentable space listings, and publishes guides on integrating with Yardi, Entrata and RealPage. Guests register through Reliant's app. Pricing is by quote, and Reliant says there is no upfront implementation cost.
Planning guest parking for 2027
If your budget for next year is set this winter, run a trial or a demo before the budget closes, not after. A guest parking change also needs a written rule and a notice to residents, and both take longer than the software setup.
Example: a 120-unit community with 12 guest spaces could allow each unit two active guest passes of up to 24 hours, and send a notice 30 days before switching from hang tags. The numbers are only a starting point; set yours from your own guest-space count and how long visits usually last.
- This month: count guest spaces and write the guest rule in one sentence.
- Next month: trial or demo two products against the six questions above.
- 30 days before launch: send residents the new rule and how to register a guest.
- Launch week: register every resident car so staff can tell residents from guests.
Common questions
What is the best guest parking app for a small apartment community?
For a small or mid-size community that wants to set up without a sales call, getParkFlow publishes its prices ($79 or $199 a month) and has a 14-day free trial with no card. If you need a Yardi or Entrata integration, ApartmentPermits or Reliant Parking fit better.
Do guests need to download an app to park?
Not with most apartment guest parking systems. In getParkFlow, residents create guest passes on their phone and visitors without a host scan a QR sign and pay in their browser. Parking Boss and ApartmentPermits also let guests register on a web page with no app.
Can apartments charge for guest parking?
Yes. getParkFlow, Parking Boss, ApartmentPermits and Reliant Parking all list paid guest parking as an option, such as a free first day and a daily or overnight charge after that. Check your lease and local rules before you start charging.
How much does guest parking software cost?
getParkFlow costs $79, $199 or $499 a month, with a 10% platform fee on paid parking. Parking Boss doesn't publish prices, and software directories list $99 to $295 a month. ParkM, ApartmentPermits and Reliant Parking quote prices on request.
How do you stop residents parking in guest spaces?
Tie every guest pass to a license plate, give each pass an end time, and limit how many active passes a unit can hold. Staff or a towing partner can then check any plate from a phone and see whether it has a current pass.
